Habits and Qualities of High Achievers September 6, 2011

As some of you know Deanna and I have been participating in Tia Chi at the Peaceful Dragon (has been great!).  Recently our teacher spoke about the habits of successful persons.  I wrote them down and I thought you may enjoy this list.

Habits and Qualities of High Achievers

-Know that success comes not from doing one thing, but several things combined

-Seek continuous education

-Seek talented mentors and coaches

-Surround themselves with high achievers

-Participate in mastermind groups

-Reject rejection

-Become immune to criticism

-Are decisive

-Make "wrong" decisions "right"

-Disdain procrastination

-Manage time efficiently

USDA now has .3% Mortgage Insurance - but still a great deal with 100% financing September 17, 2011

Quick Update:

North Carolina and South Caroline USDA homebuyers, please note that the scheduled USDA funding fee and annual fee changes will be implemented on all USDA loans closed on or after 10/1/2011.  The following outlines the changes the standard USDA Rural Development one time funding fee will decease to 2% (down from 3.5%)  In addition to the funding fee change, USDA will add a .3% monthly premium (mortgage insurance) we did not have before. All in all, the net change will be around a $20.00 increase in monthly mortgage payments on a $120K purchase price.

The key component remains unchanged! 100% financing in NC and SC... Yes, NO money down needed. USDA is the only remaining zero down payment home loan option for non military home buyers. There are home location and income limit qualifications that need be met Charlotte has many close to town qualifying areas.

USDA loans also allow repairs to be rolled into the loan if the home appraises for more than the purchase price.

The USDA home loan program to allows home repairs and closing costs to be included in the loan amount up to the property's appraised value. This is ideal for people buying foreclosures/short sales which often need a little work and are bought below the appraised value. What's more, there is no limit to the amount the Seller can contribute and no down payment is required.

Many Changes in October - highest price FHA purchase with 3.5% down is now $278,000 September 29, 2011

LOTS OF CHANGES starting October 1st ....

FHA Loan limits fell in many counties (check FHA website but for example, Mecklenburg county fell over 32K!) - Now $271,050

USDA - Big change with funding fee dropped but monthly PMI now being added.  We are going to see more and more files that may require a "ratio waiver".  Remember that ALL USDA loans are manually underwritten.  This is whenever a file has a higher front end ratio of 29% or back end ratio of 41%. 


VA Funding fee changes see info below - lower costs for VA

First Time Use, 100% financing

Currently - VA Funding Fee 2.15%

New, Oct 1st VA Funding Fee 1.40%

Subsequent Use, 100% financing

Currently - VA Funding Fee 3.30%

New, Oct 1st VA Funding Fee 2.80%

Finally - as of October 14th , 2011 we will no longer be able to accept extensions on 2010 federal taxes. Any loans that are not closed and funded on or before Oct 14th  will need to have 2011 taxes filed and transcripts on record.
